Consider the locations to the North and South for potential Duke St-Eisenhower Avenue connection.
MobilityEngagement Hub
157
The Plan should include a recommendation for an infill Metro station here. Since the land is flat and the track has space for a single island platform without requiring relocation, the cost would be far less than Potomac Yard.
MobilityEngagement Hub
158
Business Center Dr is wide enough to include a trail or on-street bicycle facility and is a flatter and more direct connection than Roth St which has lots of curb cuts, more traffic, and is unlikely to be redeveloped.
MobilityEngagement Hub
159
Should the Telegraph Rd bridge be retained, one of two southbound travel lanes should be replaced with a trail connecting to Mill Rd, providing a safer crossing of Duke St than at West Taylor Run Pkwy. The on-ramp could be crossed at grade thanks to the existing signal at West Taylor Run Pkwy.
MobilityEngagement Hub
160
A trail should replace one of two southbound travel lanes to provide a safer connection to Hilton St from Roberts Ln. Current city plans retain an unsignalized, two-lane crossing at Duke St.
MobilityEngagement Hub
161
The Telegraph Rd bridge is a significant barrier to development along Duke St. The Plan should recommend studying the impacts of its removal and providing an at grade connection to Duke St.
MobilityEngagement Hub
162
It would be faster and more direct if the trail would continue along the south side of the city's property.
MobilityEngagement Hub
163
There should be a trail connection via APD's site to avoid the Wheeler Rd hill. Their fence can be adjusted to maintain their secure perimeter.
MobilityEngagement Hub
164
A sharrow is not a "bike facility." It is an opportunity for vehicles and bicycles to come into direct conflict with one another; a sharrow does not provide safe passage for cyclists. Please add a dedicated bike facility for the entire length of Duke St, to enable residents to safely bike between Landmark, the Metro station, and all points in-between.
MobilityEngagement Hub
165
please add safe mobility infrastructure to retail streets. this boosts access to business, and is better for all street users

if we're building streets from scratch, why wouldn't we make them work for everyone? There's a reason you rarely see bikes & scooters in the mixed traffic on Kign St - it's a nightmare to ride on
MobilityEngagement Hub
166
Retail streets need to include safe bike/scooter infrastructure. If we're building streets from scratch, why wouldn't we optimize them? Studies have also shown that mobility infrastructure like this is a boon to businesses on the street.

Personally I think of my own kids who will soon be old enough to go to stores themselves and love their bikes. I want them to have safe access to shops, without pedestrians having to deal with kids on wheels on the sidewalk
MobilityEngagement Hub
167
This is admittedly a bit of long shot but at the very least I would ask that this get put into planning docs and start conversations with the state DOT. Please seriously consider finding a way to bury Telegraph Rd. It is such a blight on our city by dividing it almost in half. It cuts the flow of Duke St from Old town and adds so much traffic and pollution.
Land UseEngagement Hub
168
I support Option B as it will reduce parking and replace it with more green space. This saves the city money while making it a nicer place to live.
Land UseEngagement Hub
169
From my understanding there will be a walkway here connecting the lower area to the new landmark location. Cars are speeding down Van Dorn as it is downhill despite some of the traffic lights. A guy died at the intersection of Holmes Run and Van Dorn. I'm asking for the road to be narrowed to slow down the cars and make it safer for people to cross into the new Landmark Development. If the road could be narrowed with a bike lane even better so people can get around without a need for cars. This would also help to the North of Van Dorn as cars go very fast on that road coming down hill from both sides to meet at one of the most dangerous intersections in the city. Please slow down cars on Van Dorn.
Land UseEngagement Hub
170
Please add a stop sign here. It's the only crossing on this side of the stream for the pedestrian bridge. This means there's lots of kids and seniors crossing this intersection and there are cars just speeding through.
Land UseEngagement Hub
171
With the new transit authority money coming to redo this stretch of Duke St please use it and this project to slow down the cars. If you actually want to connect the neigborhoods around the land mark redevelopment and access the new amenities you have to make is safer for pedestrians. Right now people just do no cross here unless they have to. All I'm asking is that this part of Duke St have the same speed limits and narrow streets that the more privileged part of Duke St has. Please make our homes safe and not just a place people speed through. We live here and would like a community that reflects that.
Land UseEngagement Hub
172
Changing Alexandria Commons from retail to high rise residential will negatively impact the surrounding mixed income community. Why not change the purple Business zone across the street to high rise residential instead? It's about the same size, and could be redeveloped without destroying a valued community hub.
Land UseEngagement Hub
173
Area surrounding the confluence of Backlick Run and Holmes Run near Ben Brenman Park and Tarleton Park is one of few areas to access surface water and other nature and is not very accessible. This area has potential for better connections between parks and down to the water with better paths/bridges and nature education.
Parks and Open SpaceEngagement Hub
174
Residents on Yale Drive currently have to drive pretty far out of our way to make a left turn on Duke Street. Will this new road behind Alexandria Commons enable Yale Drive residents to make a left on Duke at a light? If not, could we have a light at the corner of Duke and Yale?
Parks and Open SpaceEngagement Hub
175
While this area is technically a park, it's not very accessible to the public. Will the proposed trail enhancement make this a more engaging public park space?
Parks and Open SpaceEngagement Hub
176
I believe Alexandria Commons should remain a shopping plaza, not be redeveloped. But if it is redeveloped, we should allow a larger park buffer with trees between the new buildings and the Quaker Hill condos.
Parks and Open SpaceEngagement Hub
177
love the additional crossing of holmes run here, and the added connection from veterans park to the library
Parks and Open SpaceEngagement Hub
178
While generally we wouldn't expect new high-rises to be viable in the Plan area (which is why that was not a focus of YIMBYs of NoVA's comments), this specific site might be a good fit for a high-rise building because it is right by Metro. Consider increasing the height limit at this specific location to 150ft.
Building HeightsEngagement Hub
179
i like that there's some added flexibility for this area to redevelop now, without necessarily encouraging it. the approach staff took to guiding development toward opportunity sites with fewer externalities, without closing off prospects elsewhere, is a smart one
Building HeightsEngagement Hub
180
Heights should be increased to 50 feet.

It's inequitable to say that wealthy, low density neighborhoods aren't subject to change in small area plans and can only be touched by citywide policy changes, when every other type of housing is subject to SAP changes.
Building HeightsEngagement Hub
181
Allow tall heights throughout the site instead of limiting affordable housing opportunities for the sake of "neighborhood character" in the surrounding area. If we really want heights to scale up and down, then that can be accomplished by increasing allowed heights in low density areas.
Building HeightsEngagement Hub
182
Please allow universally tall buildings throughout the site. Buildings are already tall here, there's no need to limit heights around reynolds
Building HeightsEngagement Hub
183
I thought polluting industrial uses next to residential areas are 'incompatible with Alexandria'? Wheeler Ave is that and it must change.
Other/GeneralEngagement Hub
184
Please make sure that new retail streets are designed to ensure access for people using all modes of transportation not just cars.
Other/GeneralEngagement Hub
185
Please increase 35 foot height limits to 50 feet uniformly throughout the city to provide more zoning flexibility for multi-family homes.
Other/GeneralEngagement Hub
186
I'm concerned not raising the height limit will force people from their homes. Without more supply buildings will not be as affordable.
Other/GeneralEngagement Hub
187
Great work staff! I have been hoping for a more vibrant approach to the corridor ever since the council approved the transportation studies.
Other/GeneralEngagement Hub
188
Make sure there is room for bikes and scooters on all new streets (especically retail).

Increase housing density throughout.
Other/GeneralEngagement Hub
189
Too much traffic at Quaker/ Ft Williams at Duke. City needs to help residents who already want to walk, get kids to parks, and shop local
Other/GeneralEngagement Hub
190
Increase building height to 50'. Walling off some neighborhoods from change makes school inequities much worse & makes schools less walkable
Other/GeneralEngagement Hub
191
This redevelopment plan must not result in a net increase in real estate taxes. Whether for development or as a result of the development.
Other/GeneralEngagement Hub
192
No buildings over 35 ft. More height will destroy Alexandria's beauty, and mean more people, more traffic, more pollution, more congestion.
Other/GeneralEngagement Hub
193
They should add native/pollinator gardens to the new proposed park areas. It would be very beneficial to wildlife and it adds beauty.
Other/GeneralEngagement Hub
194
Denser housing will decrease traffic. Those who can't live close to work will still drive everyday through our community.
Other/GeneralEngagement Hub
195
Do NOT allow building heights to go above 35 feet, that would destroy the nature of Alexandria !
Other/GeneralEngagement Hub
196
Please allow higher residential density near BRT stations to allow more families to live car-free.
Other/GeneralEngagement Hub
197
Built a tunnel or a bridge from Duke St/Jordan St to EISENHOWER AVE over or under the train tracks that will connect traffic to I-495. ASAP
Other/GeneralEngagement Hub
198
The building height is highly concerning. This will dramatically increase traffic in an already congested area.
Other/GeneralEngagement Hub
199
I strongly urge the city to require the land use plan to protect affordable shopping and grocery resources at the Alexandria Commons center!
Other/GeneralEngagement Hub
200
I'm concerned raising the height limit will force people from their homes. Replacement building will not be as affordable. Don't trust devs.
Other/GeneralEngagement Hub
201
The industrial area on Wheeler Avenue is extremely unpleasant and dirty for a neighborhood filled with families and kids. The trash is sad
Other/GeneralEngagement Hub
202
Removing stores in the Commons will have a negative impact. A walkable grocery store is as imperative as public transportation to us.
Other/GeneralEngagement Hub
203
It's an improvement from the status quo but we should allow for dense mixed-use walkable neighborhoods everywhere.
Other/GeneralEngagement Hub
204
Avoid cutting down trees as much as possible. Though the city has planted new trees over the years, many are not watered and just die.
Other/GeneralEngagement Hub
205
Consider native plantings, keystone plants for pollinators, avoid putting in high maintenance (e.g. lawn mowing, pesticide) areas.
Other/GeneralEngagement Hub
206
South Reynolds is a heavily used and short street that accommodates one lane each of two-way traffic plus parking. Don’t raise bldg heights.
Other/GeneralEngagement Hub
207
Very good plan overall. Redeveloping commons is fine so long as you have retail/groceries ground level. Hillside should have way more retail
Other/GeneralEngagement Hub
208
Consider a ped./bike bridge/walkway connecting the Duke St Srvice at Longview to Witter Drive. Avoids having to walk all the way around.
Other/GeneralEngagement Hub
209
I'm on Reynolds, already in a highrise. No reason to limit height in Overlook district. Build it up and dense.
Other/GeneralEngagement Hub
210
This plan will force cut through traffic on to Janney's Lane to King to make it to the Beltway or Telegraph Rd. That is not great idea.
Other/GeneralEngagement Hub
211
Taking away a walkable grocer in a neighborhood to replace it with housing makes no sense for current and future dwellers.
Other/GeneralEngagement Hub
212
Good in general, a few specifics:
-Expanding connectivity, especially on the East side, is welcome.
-Note the heat island on Witter Field
Other/GeneralEngagement Hub
213
Where are nearby Alex. residents supposed to go for what is available at the Commons and what about the traffic impact of yet more housing.
Other/GeneralEngagement Hub
214
Will you add extra services for new residents? New EMTs? Police? Fire? New schools? What is the goal? What is the responsible capacity?
Other/GeneralEngagement Hub
215
Maxing out on family housing hurts our budget. Initial sugar high of tax revenue (maybe) then services demanded exceeds property taxes paid
Other/GeneralEngagement Hub
216
Redeveloping Alexandria Commons into housing will bring traffic and density this area can’t handle. People need to be able to walk to Giant.
Other/GeneralEngagement Hub
217
To add housing and redevelop Alexandria Commons is a bad idea. The Commons provides needed services that people can access on foot.
Other/GeneralEngagement Hub
218
Townhouse garage access from rear alley - I agree, but the zoning code which requires an SUP for lots without frontage should change.
Other/GeneralEngagement Hub
219
Consider adding connection between Southbound Holmes Run Trail and Eastbound Duke Street sidewalk
MobilityEngagement Hub
220
Please add a dedicated bike facility along the entire length of Duke St, to enable folks access to the Metro. Leaving this section of Duke St (or the access road) without a dedicated bike facility means that bikes will come into direct conflict with vehicles and, therefore, fewer people will chose to use biking as an option.
MobilityEngagement Hub
221
I feel like we should have stronger bicycle connections to the neighborhood just west of the masonic temple (where people on bicycle access this area from Rosemont)
